FAQs: Costs to build a garage

"What is the average cost nationwide to have a garage built?"
According to Home Advisor, the nationwide average for paying a contractor to build a garage for you is just under $29,000, although a lot depends on the garage itself.
Also, we are concerned that their data is misleading. Why? If including data from prior to 2020, when construction prices started to soar, then the "average" price reported may be far lower than actual current pricing. Contact us now for current pricing in your area for the garage you want.

For a few more details, scroll down and keep reading. To see a longer commentary plus a chart of the nationwide price data for garage construction, click HERE.

On the high end, detached 3-car garages with or second-levels or lofts can cost at least as much as it would to build a guest suite addition or casita. That could be an expensive barn-style loft, like this garage addition or a more economical option, like this detached garage with a loft.) Next, to see a chart of several renovations along with the average cost (and average increase of future resale value), including garage additions with building expenses ranging up to $50,000 or even $80,000, click this link: garage additions.

"Why is there such a big range in the costs of garage construction?"
After considering the size of the garage (like 1-car, 2-car, RV, etc), the two basic factors in the garage construction cost will be cost of the materials and the cost of the labor. Of course, the labor costs can be different with different construction companies, unlike the cost of materials.

You may be interested in skimming an article on the minimum costs of materials for construction of a garage. For a detached one-car garage, just the expenses for materials will generally start at about $8500 (at least). For a larger detached garage addition, the cost of the materials will be at least a few thousand dollars more than that. (Add on the costs of blueprints, permits, and expert labor, and then your estimator can give you a bid down to the dollar).

Also, conversions of an existing attached carport in to a newly enclosed garage can cost less than half of what it takes to build a new detached garage. To request a quote or even just a "ballpark estimate," click HERE.

If price is a major concern for you, let your estimator know that! For some people, the biggest priority is matching the garage to the exact appearance of their home (from the roofing materials down to the lighting accessories). Other people tell us, "I just need it to be legal and functional."

FAQs: Financing, Permits, etc

"Do I need to have FINANCING already or can you help with that?"

Many people who contact our garage construction contractors will still be in process of identifying the best way for them to pay for their new garage. If relevant, we can help inform you about the best options for the financing of your garage construction project.

Some people prefer to get pre-approval from a lender (especially for home equity loans) first and then get an estimate from our garage builder pros. If you do not need a precise bid yet, our supervisors can usually give you a broad estimate of the minimum price range after just a short phone conversation with you. To request more information, click here: contact.

"Do I need to have a PERMIT already or can you help with that?"

In most cases, the construction of your new garage will legally require obtaining a building permit. We can help you determine what will be needed for you, including a review of any HOA restrictions, plus help you with getting the actual building permit.

"Do I need to have a BLUEPRINT already or can you help with that?"

We have a library of blueprints available for many popular designs of garage. Or, if you need a custom design drafted, we can also help with getting you all the architectural plans ready.

FAQs: How long will it take?

"How fast can my garage be built?"
Briefly, it can range from a few days to several weeks. Garage construction projects that are performed according to common floor plan designs can be approved quickly for permits, then built quickly, and will typically pass inspection by city officials with absolutely no complications or surprises.

It is possible for our garage builders to construct an entire small garage addition from the ground up in one weekend, although larger jobs will take a few weeks at a minimum. For large custom garage construction projects involving unusual building plans, just getting the paperwork ready to get the building permit approved would usually take at least a few weeks.

Also, as another simple issue that can affect how long the construction of the garage takes, if you select a popular model for your new garage doors and opener, then the garage builders can quickly obtain them and install them for you. In contrast, if you are selecting one of the least common models of garage door to be installed, then that may need to be special-ordered.

Many people value the assistance of an experienced garage builder to help them sort out the major options that are best for them, then quickly fill in the secondary details. If you have never considered details like whether you should get a garage door opener with a belt-drive or with a chain-drive, that is totally normal. We can help you prioritize the issues to quickly and easily select the options that you will continue to appreciate year after year. detached garage builders near you

Our top region in 2022 was the west, with the top state there being Arizona

Kent in Phoenix AZ was our #1 builder for the whole US. Toni in Tucson AZ was the top builder in the west (besides Kent). Jeff in Phoenix was our next busiest builder in Arizona.

Across from the west, our #2 region was the east, with the top state being Georgia. Dave in Atlanta was our #1 builder in the east. Jimmy in Knoxville was our top builder in Tennessee (and #2 in the east). Nick was our top builder in the northeast. (However, so far in 2023- as of mid-September, Franky in Florida is leading the entire east.)

Our weakest region in 2022 was the central region. But even there we have lots of builders of detached garages near you. Our top central state was Texas, with Thomas and CJ both having big years once again. (CJ is in his early 70s and is one of our eldest and most experienced builders. He still serves the east side of the Dallas metro area.)

Back to the west, our other top states besides Arizona in 2022 were Nevada (led by Dennis S.), Utah (led by Dennis F.), and Colorado (led by Steve). So far in 2023 though, Tim is our new top garage builder in Colorado. Plus, one of our top new builders in the west is Rueben in Boise, Idaho.

How is it that we know detached garage builders near people in so many places?

Our business began after our founder interviewed several homeowners in Arizona who had hired a specific general contractor and were VERY grateful for what that builder did well (which others had failed to do well). We agreed to refer people who want to build garages to that contractor. However, over time he got much too busy for the demand in greater Phoenix, so we slowly screened dozens of builders to find more.

(Briefly, that screening process was much more frustrating than we hoped. Finding a few reliable garage builders- even just in greater Phoenix- that are competent, fairly-priced, good communicators, and well-organized for managing more than one project at a time... has taken us many years. Our founder has personally screened and interviewed more than 1000 contractors in the last decade. With that experience, he's learned "more a few things" about rapidly assessing the quality of a builder's communication and character. Currently, as of the end of July in 2023, there are several dozen builders currently working with us nationwide.)

Fortunately, over time, through everyday business operations, we also found several architectural specialists as well as some structural engineers (who were designing things like garages tall enough for RVs). That has been a breakthrough for a few reasons.

First, many of our builders in a variety of states have been frustrated by a dramatic slowing of the process of getting blueprints prepared and building permits approved in many parts of the US. So, our blueprint specialists have assisted with getting our garage builders to the stage of actually starting the building. For example, two days ago, a builder in Texas made an "unreasonable request" that we get him a completed site plan plus a completed set of elevation drawings between 5 pm Friday and 8 am Monday (to meet the deadline of an HOA review board that meets very rarely- probably only once a month). That was completed successfully a few hours ago- to the huge relief of that builder and the property owners.
Next, our favorite blueprint specialists (as well as some of our favorite general contractors) have consistently introduced us to excellent builders in a wide variety of cities and states.

We also now have builders who serve much larger service areas than typical garage builders. Examples include Chris in the Northeast (PA, MD, NJ, DE, plus parts of VA, WV, and NY) or Jarell in the Northwest (serving almost the entire areas of two very large states: Washington and Oregon). We know specialists in metal buildings, pole barns, RV garages, concrete block structures, and pre-engineered panel systems. Over the years, we get to personally know them and their staff quite well. We know basic things like their service areas but also their changing availability. And since we have found that some of the best-reviewed garage builders are relatively small companies with less than 25 staff (or even less than 10), a few big projects can greatly alter their availability quite suddenly.

So, we personally know detached garage builders near you and their specialties and their availability. We also regularly see their quotes for projects that may be very similar to what you have in mind. Our blueprints specialists and project planners can help you assess what is legal, which options would cost how much, and which garage builder will be the one that, in the years after you have hired them, you will still be very grateful that you did.

On the changing costs to build a detached garage

HomeAdvisor reports that most garages built in the US cost between
$16,000 and $40,000 to build, with an average of just over $28,000.
However, we are concerned that their data is misleading. Why?

If including data from prior to 2020, when construction prices started to soar,
then the "average" price reported may be far lower than actual current pricing.

Materials matter

Metal garages tend to cost the least to deliver and install. In contrast,
garages made of concrete block can cost 3 or 4 times as much.

Location matters

We have builders in coastal areas, snowy areas, & hilly areas.
The rules for legal minimums are very different from place to place.
Our builders in 2023 in rural parts of Tennessee and of Washington
charge under $60/sq ft for "basic" detached garages. You can even get
that price in parts of Arizona, Florida, Indiana, & Nevada... but not for a
garage would be approved by stricter HOAs and permit departments.
If you want upgraded exteriors (like tile roofs & stucco or brick) plus an
interior with insulation & drywall, your garage might be over $100/sq ft.
