FAQs for planning the construction of your new garage

"Do you offer an inclusive 'design and build' service?"

Generally speaking, yes, our garage contractors will provide you with a "one-stop" solution. That will include the initial consultation and planning, estimates and budgeting, design and blueprints, obtaining any needed building permit, plus the actual construction. Even in rare cases in which an additional subcontractor is needed (like to design the blueprints for a custom industrial-sized garage for semi trucks or large construction equipment), then our general contractors will arrange for all that so you will only deal directly with a single company and supervisor.

In fact, most homeowners will not need a custom design for their new garage, but just an expert to build it for them. However, if you do need a custom "design and build" service, then your estimator will be able to quickly determine that and will manage the entire process from initial planning through construction of your new garage.

"Do I need to have a permit already or can you help?"

We can help. In many cases, the construction of a new garage will legally require the issuance of a building permit. To have a properly permitted garage can also benefit you in relation to maximizing the protection of your property insurance coverage and avoiding any complications during the re-sale of your home.

Your garage construction supervisor will help you with determining what approvals are relevant, such as a building permit from your city or even an approval from your HOA. Finally, your supervisor can complete all the relevant paperwork and then file for it to get approved.

Be aware that in some cases, there may not be enough space for you to build a garage that is as large as you prefer. Legally, the garage cannot extend all the way to the property line. So, in some cases, the city will not approve the request for a building permit unless the building plan is altered to comply with all regulations pertaining to boundaries, setbacks, and easements. Altering the plan may mean reducing the size of the garage or even moving one of your current exterior walls inward to make room for the garage. However, in most cases, obtaining a building permit is simple, fast, and inexpensive.

"Do I need to have financing already or can you help?"

Again, we can help. Our garage construction coordinators can help inform you about the best options for the financing of your garage construction project. If you have sufficient equity in your home, it is usually easy to get a reasonable rate on a loan to build your new garage. Plus, if your credit score is average or better, then you can qualify for the best interest rates on your loan (which will be far better than typical interest rates for credit cards).

Also, especially for large garage additions, the payments for the construction of the garage will typically be split up in to an initial deposit plus one or more additional installments. For some people, that means that they will not even need any financing (or to pay any interest). They will just need to budget for each installment in order to keep the construction of their new garage on schedule.
