Garage remodeling & renovations (from storage & windows to floor resurfacing)

In some cases, people may not just be using their garage as covered parking for a vehicle and would like to use the garage for living space, but they have a legal requirement to keep some covered parking. So, more and more homeowners are modifying their garage for some secondary function (without removing the ability to use the space as a garage to park a car). To make the flooring more attractive, some homeowners choose to stain the concrete or add resin or epoxy (plus rugs). Overhead lighting can be added as well as natural light through windows (as well as extra layers of insulation to the walls). Storage (or even an entertainment center) can be installed in the walls or overhead. Legally, it is still a garage though (which means that these renovations won't raise your property taxes like a full garage conversion). Converting FROM a garage (to a bedroom, sunroom, living room, office space etc)

This is a typical example of a garage conversion project. The interior of what used to be a large 2-car garage was completely renovated for use as an extra master bedroom with attached bathroom. As you can see, the garage doors were replaced with a full wall featuring a simple row of windows. Adding the exterior wall was one of the easiest aspects of this job which included installation of new plumbing, electrical, HVAC, plus raising the floor to be level with the rest of the home. This is a very simple example of converting a detached garage to an office (with lots of extra storage built in to the walls). The garage doors were replaced with French doors that let in a lot of light from the South. The interior was remodeled, including new flooring.

Conversions TO a garage (like enclosing a carport, patio, porch, or sun room)

Here is a simple carport conversion which was fast and inexpensive. To enclose the carport, the garage builders added one side wall and then framed off the front for the installation of the new garage door. There was also some minor electrical work for the garage door opener. Most of the requests that we get to convert a carport to a garage are like this one: quick and easy. Here is a more complex carport conversion (plus some other renovations). The buyer of this home wanted a set of improvements and repairs completed, then they listed the home to sell again (to flip it). This carport conversion job was closer to what it takes when building a detached garage- much more than just adding a wall and a garage door. For instance, the new garage needed a full roof that fit with the roofline of the rest of the house. This homeowner also had the contractor install new windows and doors. (Note that the two pictures are at different angles, so that is why the tree that is prominent in the bottom photo is way off to the right in the top photo.)
